Buying a Home on the Highlands-Cashiers Plateau

Buying a home in Highlands or Cashiers often begins with an idea of what you’re looking for. The right location. A certain view. Enough room for family and friends. Maybe a club community, or perhaps something quieter and more private.

But the search often changes once you begin seeing homes.

Part of my job is to listen carefully to what you tell me you’re looking for, and then pay attention to what I learn as we see homes together. What you love matters, but so does what you absolutely don’t like. Sometimes a strong reaction to a home tells me more than a list of preferences ever could.

As we look at different properties, I gain a better understanding of what really matters to you. Something you thought was essential may turn out not to be, while something you hadn’t considered may suddenly become important.

With each home, the search becomes a little more focused.

My goal isn’t to show you as many houses as possible. It’s to understand what you’re looking for and help you find the right one.

Looking at the whole property

Every buyer comes to the search differently.

For some, the right home may be beautifully finished and ready to enjoy from the day they arrive. Others may be open to making a few changes if the location, view or setting is right. And occasionally, a property has possibilities that aren’t immediately obvious.

As we look at homes, I want to help you consider the property as a whole. The location, setting, condition, finishes and features all matter, but so does how well the home works for the way you want to use it.

My design background gives me another perspective when it’s useful. I can help you look beyond furnishings or finishes, think through how spaces might work differently for you, and recognize possibilities you may not have considered.

When a home becomes a serious possibility

Once we’ve found a property you want to pursue, the focus shifts to understanding its value and deciding how best to approach an offer.

Homes on the Highlands-Cashiers Plateau can vary enormously, and there isn’t always a perfect comparable. Location, view, condition, amenities, updates, competing properties and recent sales all help us understand where a property fits in the market.

My role is to help you understand what supports the value of the property and develop an offer strategy that makes sense in the current market.

From offer to closing

Once you decide to move forward, my job is to help you navigate the details of the transaction and protect your interests along the way.

We’ll talk through the offer and its terms, and I’ll handle the negotiation with the seller’s agent. Once under contract, I’ll help coordinate the due diligence process, inspections and the other pieces that need to come together before closing.

Questions come up. Inspection reports can look daunting. Sometimes something needs further investigation or the advice of the appropriate professional. My role is to help you sort through the information, understand what matters and make informed decisions as we move forward.

I stay involved from the first conversation through closing.
